**TERMS AND CONDITIONS**

**Copyright Notice:**  

All copyright and ownership rights of media containing the Photos remain the sole and exclusive property of the Photographer. The photographer who captured these images is the unequivocal copyright holder of all images. No copyright for any image is transferable to any other party without explicit written consent from the photographer.

**Photo Rights and Usage for Real Estate Photography:**  

The original Real Estate Agency/Agent/Broker that compensated for the services is granted permission to use the images solely on the agency’s website, MLS, and printed materials for the explicit purpose of advertising and selling the property. This licensing agreement is strictly valid only for the duration the home/property is actively listed for sale and cannot be reused without obtaining specific written permission from the photographer. All rights to images are terminated once the property has been sold, the contract between the homeowner and agent or broker has expired or been canceled, or the listing has been removed. Images will not be sold to another agent taking over an expired or withdrawn listing. Architectural firms, developers, property management companies, builders, stagers, designers, homeowners, and others seeking rights to the images must contact the photographer for definitive usage rights and licensing. Non-compliance with these terms will result in immediate cessation of any image usage, electronically or in print, and may prompt legal action.

**Cancellations:**  

All cancellations made within a 24-hour window will incur a cancellation fee of 75% of the final package price, in addition to any other expenses incurred, such as travel or props. Interior photography is not usually impacted by inclement weather; therefore, weather-related cancellations fall under the cancellation policy outlined above, unless determined otherwise by the photographer.

**Scheduling:**  

Submit requests for appointments via the contact form or by phone, including as much detail as possible. The photographer will respond within 24 hours to verify the date, time, and location of the shoot. Next-day orders are challenging to accommodate, cannot be guaranteed, and may incur additional charges. Once both parties confirm the date and time, the appointment is considered “booked.” By acknowledging the booking, the client fully agrees to the terms set forth on this website.

**On Location:**  

It is the client’s responsibility to have an authorized representative present at the shoot to approve the photographer’s interpretation. In the absence of a client or brokerage representative, the photographer's interpretation will be deemed acceptable. Properties will be shot “As Is.” The photographer will make reasonable efforts to remove litter and stray objects; however, this does not extend to making beds or rearranging furniture. Agents must ensure the property is completely staged and cleaned prior to the photo shoot. Client input is crucial when selecting the best rooms and angles for photography; absent this input, the photographer will use their expertise and judgment to determine the best approach. **Bathrooms must be cleared entirely!** All personal items, such as toothbrushes, must be removed or concealed; failure to do so will result in those items remaining in the photograph.

**After the Shoot:**  

Following the creation of images, the photographer will undertake digital retouching and deliver the final images to you within two business days of the scheduled shoot, unless specified otherwise. Rush delivery is available contingent upon the photographer's schedule. Delivery will be conducted via FTP transfer to the email address you provide. All images will meet a minimum resolution of 3000 x 2000 pixels, suitable for both internet and print (for print sizes up to 8” x 10”).
